Strategic Residential

Future PD has been involved in the promotion of a number of large strategic housing sites for housebuilders and developers. We recently secured the allocation of a 110+ home site in East Sussex following successful promotion through the emerging Local Plan. We are also advising clients on a number of major urban extensions and a Garden Village development.


Commercial

Future PD have successfully achieved permission for office and retail developments and for a range of Class E uses. Specialisms include Sequential Assessments for town centre uses and Retail Impact Assessments to support applications for planning permission.


Residential


Residential Housing Development

Future PD work with a number of housebuilders and developers on small to medium scale (1-150 units) residential sites and we have obtained planning permission for several developments in the past year across the south east. For many of these sites we will also deal with the post-decision planning matters such as Section 106 and CIL negotiation, discharging planning conditions, as well as material and non-material amendments, ensuring schemes can be built out on-programme.


Leisure

Future PD have been very active in the leisure market over a number of years, delivering a new Casino at the Park Lane Hilton, as well as hotels, cinemas and health clubs across London and the south east. Public consultation, good management and a clear Operation Statement is often the key to convincing LPAs and residents of the benefits of these proposals.


High-End Residential

Future PD has a strong track record in delivering permissions for clients in the Prime Central London market. This includes planning permissions and Listed Building Consents for extensions, basements, amalgamations and other works to super-prime properties in Kensington & Chelsea and Westminster.

Future PD work with a number of clients on large-scale outdoor advertising. This includes consents for large scale banner advertising and building shrouds, as well as large-scale digital signage in prominent town centre and roadside locations across the country.

St John’s Seminary, Wonersh, Surrey

Conversion and extension of the existing listed seminary building to residential and redevelopment of ancillary buildings to provide 52 residential dwellings with conversion of the listed chapel to a residents’ gym and spa.


Upper Phillimore Gardens

Super-Prime residential project, which retained and refurbished the original house but created a 1,270sqm double basement to house a gym, private IMAX cinema, flight simulator room and media room amongst other luxuries.


Stretham, Cambridgeshire

Outline application for 126 new dwellings, with a mixture of 2 and 3 bed houses, together with bungalows and 1 and 2 bedroom flats. Associated road infrastructure and pedestrian access via Cambridge Road. Amenity accommodating generous gardens to houses and communal amenity areas for flats. The provision of a community orchard and play area for the use of existing and proposed residents.

A sensitive refurbishment of this Grade I listed townhouse was approved, to include the insertion of a lift between basement and third floor and a new basement to provide a pool and gym.

Part demolition, part retention of the locally listed former care home and redevelopment of the site to provide 4 houses and 21 flats.


Moira House, Eastbourne

Coombe Farm, Saltdean

An environmentally and socially sustainable development on brownfield land. 72 new homes of varying sizes and types designed to meet the housing needs of the borough, including 40% affordable. Over 14,000m2 of the site is dedicated to publicly-accessible landscaped amenity space, including a large common area bordering the South Downs National Park.
